  • Ideally, you do both at the same time. First get your property market ready - and as soon as it goes "LIVE" onto the market, use the open times to be out looking for your new home.
  • There is a saying in real estate that the biggest liar gets the listing. Beware of inflated appraisals from real estate agents. Every Seller wants to hear that their home is worth a high price. Most sellers have a lot of endowment in their home and often times inflate the price themselves. Getting an independent valuer can give you surety of what your home will most likely sell for. There are also other third parties that can give you independent advice, with reports to back this up.
  • A good rule to follow would be that for every dollar you spend in making your home "market ready" for sale, be SURE that you will get TWO dollars back for your efforts.
  • Most people make the fatal mistake of selecting an agent who is a family friend, a friend of a friend, sends them Christmas cards every year, or quotes them the highest value for their home and the lowest commission for their services. All of these mistakes can have you lose thousands of dollars. Research results in your local area, check reviews of others experiences and run the interview process like you are the boss hiring someone for the most important job ever. Because you are. You will literally be handing the keys to your home to the person that you select. You need to get this step right.
