IF YOU'RE planning to sell your home, ensuring your property is presented at its best is one of the most important factors in a successful sale.
Seniors real estate expert Ben Reid, from Ian Reid Vendor Advocates - a business which helps homeowners navigate their way through the selling process - says taking a few steps before putting your house on the market can make a big difference.
"We've found that through many years of experience, taking care of the basics, if done well, substantially increases your chances of attracting a premium buyer and can contribute significantly to an outstanding result," he said.
So if you're thinking of selling up and downsizing, here are Ben's top tips on how to get your home ready for sale:
STREET APPEAL: What your property looks like from the outside can be crucial in whether inspections are attended. If your property looks scruffy or is in poor repair on the outside, buyers will assume it is the same inside. Ben recommends:
- Ensure your property number can be easily seen from the road
- Make sure paintwork, brickwork and mortar is in good condition
- Clean windows and doors inside and out
- Gardening (pruning, mulching and mowing)
CUT THE CLUTTER: You want buyers to be able to imagine their own belongings in the property, so declutter to keep things tidy. Less clutter also makes rooms appear larger. Buyers want to live in a tidy home with plenty of space, so ensure this is what they are presented with at inspection.
SET THE SCENE: Now you've stripped the place back, reintroduce some decorative items of interest such as mirrors, vases of flowers, simple fruit bowl or cushions to freshen up older sofas. Think about how the space is going to be photographed and remember - less is more.
QUICK FIX: From leaking taps to light bulbs that aren't working, make sure minor repairs are taken care of. Consider paint to freshen up scuffs and scrapes, adjust any creaking doors and eliminate pet or smoke odours by opening the windows.
DREAM BEDROOMS: A little bit of thought can create a dream impression. Remove excess furniture and replace sheets with plain colours and some scatter cushions.
OUTDOOR LIVING: Think both practical and appealing. Ensure gardens are well maintained including mowing and pruning. If there are paved or decked areas make sure they are clean and oiled. Consider using a high-pressure hose to remove extra grit and grime.
